The Real Luxury Is Fifteen Minutes
Ask any Salt Lake skier what matters most on a powder morning and the answer is rarely square footage. It is how quickly you can get from your garage to the canyon road before the line of brake lights forms. In the Salt Lake Valley, that single factor quietly shapes the value of some of the most sought-after homes on the east bench.
Little Cottonwood Canyon is home to Alta and Snowbird. Big Cottonwood Canyon is home to Solitude and Brighton. Both canyon mouths sit along Wasatch Boulevard on the southeast edge of the valley, which means the neighborhoods of Cottonwood Heights, east Sandy and east Draper hold a rare advantage: you can be skiing world-class terrain in less time than many residents spend commuting downtown.
With early snow already dusting the high Wasatch and the resorts targeting late-November openings, now is the season when canyon-adjacent buyers start paying attention. Here is how the South Valley neighborhoods compare.
Neighborhood by Neighborhood
Drive times below are approximate, off-peak estimates to the canyon mouth. Powder-day and weekend traffic can add significant time, which is exactly why proximity carries a premium.
| Cottonwood Heights (84121) | The closest you can live to both canyons without living in them. Roughly 5 minutes to Big Cottonwood and 5–10 minutes to Little Cottonwood. Q2 2026 median single-family price: $822,750. |
| East Sandy (84092) | Granite, Dimple Dell and the Bell Canyon foothills put you about 5–10 minutes from Little Cottonwood, with larger lots and mountain views. Q2 2026 median: $860,000. |
| Sandy (84093) | Established east-side neighborhoods roughly 10 minutes from Little Cottonwood and 10–15 from Big Cottonwood. Q2 2026 median: $810,000. |
| East Draper (84020) | Corner Canyon, Hidden Valley and the eastern foothills offer newer luxury construction and trail access, about 15–25 minutes to Little Cottonwood. Draper’s Q2 2026 median: $925,000, the highest in Salt Lake County. |
What Ski-Minded Luxury Buyers Look For
Living near the canyons changes how a home needs to work in winter. The features that consistently rise to the top of our buyers’ lists:
- A true ski room or mudroom with boot dryers, bench seating and gear storage off the garage.
- Oversized, heated garages with room for AWD vehicles, roof boxes and a rack of skis.
- Heated driveways or snowmelt on steeper east-bench lots, where an early start depends on a clear exit.
- Hot tubs and outdoor living oriented toward the mountain views for après at home.
- Proximity to a ski bus stop or park-and-ride for days when driving the canyon is not worth it.

2026–27 Canyon Updates Worth Knowing

Why Canyon Proximity Holds Its Value
Salt Lake County’s single-family median reached a record $645,000 in the second quarter of 2026, and the east-bench zip codes closest to the canyons sit well above that line. Part of the premium is lifestyle, and part of it is scarcity: the canyon mouths are fixed, the foothills are largely built out, and the number of homes within a short drive of Alta and Solitude will never meaningfully grow.
As UDOT’s transit, tolling and mobility hub plans move forward, the day-to-day experience of getting into the canyons will change. Buyers who value easy access, including a short trip to a future transit center, may find that living close to Wasatch Boulevard becomes even more practical over time.

Frequently Asked Questions
Which Salt Lake Valley neighborhood is closest to the ski resorts?
Cottonwood Heights sits between the mouths of Big and Little Cottonwood Canyons, putting residents roughly five to ten minutes from both. East Sandy is the closest option for Alta and Snowbird specifically.
How far is Sandy from Alta and Snowbird?
From east Sandy, the mouth of Little Cottonwood Canyon is typically a five- to fifteen-minute drive. Snowbird is about six miles up the canyon and Alta a little farther, so total travel time depends heavily on canyon traffic and road conditions.
Is Draper a good place to live for skiers?
Yes, especially east Draper. Homes in Corner Canyon and the eastern foothills are generally 15 to 25 minutes from Little Cottonwood, while offering newer luxury construction, larger lots and year-round trail access.
Will there be tolls in the Cottonwood Canyons?
UDOT’s current plan targets fall 2028 to begin winter tolling in the upper ski-area sections of both canyons, alongside new bus service and a transit center. Details and pricing are not yet final.
