The next release of homesites at The Cove at Silver Sky is coming, and if you have been waiting for a chance at new luxury construction in Herriman, this is the moment to get on the list. With only 29 lots in the entire community, each release is small, and the best lots tend to go first.
The Cove sits on the southwest edge of Herriman, minutes from Butterfield Canyon and Herriman Towne Center. It is also directly next to Olympia, the large master-planned community now taking shape on Herriman's west side. That pairing gives Cove owners something rare: a quiet, low-density street today, with a wave of new parks, trails, shopping and schools arriving right around them.
A Small Community Built for Space and Quality
The Cove at Silver Sky is a quiet pocket of just 29 homesites along Silver Sky Drive, Scott View Drive, Mallory Lane and Hallow Way. Lots run from about a quarter acre to nearly half an acre (10,000 to 19,000+ square feet). That is room that is getting hard to find in the southwest valley.
Every home is built by Priority Builders on plans by BDC Home Design. Several larger lots have room for a backyard pool or pickleball court, and one can fit a full tennis court.

| Plumbing | Moen Cia throughout, plus soft-close toilets with bidet seats and freestanding soaking tubs |
| Finishes | One coordinated finish family (Matte Black, Brushed Nickel or Brushed Gold) carried through lighting, plumbing and hardware |
| Lighting | A statement chandelier for the foyer or great room |

Herriman's food scene has grown up fast. Locals already have Slackwater Pizza, North Italia, WildFin American Grill, Stack 571 and R&R BBQ, with Peace on Earth Coffee and Handel's Ice Cream for the everyday stops. Harmons, Smith's and Costco cover groceries, and Trader Joe's and Target are on the way.
Higher education is close too. The University of Utah and Salt Lake Community College Herriman campus opened in August 2023 off Sentinel Ridge Boulevard, offering a path to a U of U bachelor's degree without the commute downtown.
Next Door: What Olympia Means for Cove Homeowners
Olympia is a 933-acre master-planned community in northwest Herriman, and it is being built right alongside The Cove. Herriman annexed the land effective January 1, 2022, under a master development agreement that sets the rules for its roads, parks, trails and commercial areas (Herriman City).
At full build-out, Olympia is planned for up to 6,330 homes, built in phases over many years (Herriman Journal). National builders are already selling there, including Richmond American Homes at Great Basin at Olympia.
Parks, trails and roads built in, not promised later
Herriman's agreement with the developer is unusually strict about amenities (Herriman City):
- A park of 2+ acres within half a mile of every home in Olympia
- Parks and open space built at the same time as the homes, not years afterward
- Programmable playing fields set aside for youth sports, plus a 7.46-acre central park
- Land preserved for commercial use, bringing future shopping and services closer to home
- New roads with bike lanes and trails, starting with the 6400 West extension and Olympia Boulevard
The developer pays for Olympia's internal roads, water lines and parks. Its infrastructure bonds are repaid through fees on builders, not through residents' property taxes. In June 2026, the city council approved a reimbursement agreement to upsize water infrastructure so Olympia can keep moving forward in phases (Citizen Portal).
Why that matters if you buy at The Cove
| You get the amenities without the density. Olympia's parks, trails and future retail will be minutes away, while your street stays a 29-home enclave on quarter- to half-acre lots. |
| You are buying ahead of the growth. New roads, utilities and services follow thousands of rooftops. Owners who buy before an area fills in are positioned to benefit as it matures. |
| The Cove stands apart. A large share of Olympia's early phases are townhomes and smaller-lot homes. Large luxury lots and custom-quality finishes will be in short supply on this side of Herriman, and The Cove has only 29 of them. |
How to Get First Pick in the Lot Release
Homesites at The Cove are released in small groups, and the interest list hears about them first. Here is how it works:
- Join the interest list. Call, text or email me to be notified before lots go public.
- Tour the Lot 103 Wellington. See the build quality and standard finishes in person.
- Match your plan to your lot. Not every plan fits every lot. I will show you which lots fit the home you want, and which ones have room for a pool or sport court.
- Reserve your homesite. Then meet with the design consultant to pick cabinets, flooring, tile and countertops.
With 29 homes total, the choice lots and the best views will not wait long. If The Cove is on your list, now is the time to talk.
