What Happened
On Thursday, October 1, 2026, state leaders gathered at The Point in Draper to break ground on Convergence Point, a new campus that will serve as the permanent headquarters of Utah's Nucleus Institute. Governor Spencer Cox, House Speaker Mike Schultz, Senator Mike McKell, Utah Commissioner of Higher Education Geoff Landward, and Nucleus Institute leaders Jefferson Moss and Angela Smith all took part in the ceremony.
Convergence Point is being described as the centerpiece building of The Point. If you followed the project back when it was first announced in May, you may remember it under its earlier name, Convergence Hall. The name changed, but the purpose stayed the same.
What Convergence Point Is
In plain terms, Convergence Point is a place designed to get the people who come up with new ideas in the same building as the people who can fund them, build them and put them to work. University researchers, students, startup founders, established companies and government agencies will all share the space.
The Nucleus Institute itself was created by the Utah Legislature in 2025 as the next version of what had been called the Utah Innovation Lab. Its focus is using innovation to tackle problems Utahns deal with every day, including housing affordability, water and air quality. The Legislature set aside $50 million in 2022 to build the facility, and a separate investment fund managed by the institute will be based there as well.

How It Fits Into the Bigger Picture at The Point
Convergence Point is the second major groundbreaking at The Point this year. Back on June 29, developers kicked off the first phase of the overall project, a roughly $2.3 billion, 104-acre district meant to function as a brand new downtown for the south end of the valley. The full site covers about 600 acres of state-owned land where the old Utah State Prison used to sit.
That first phase includes a walkable main street called The Promenade, a 5,000-seat event center, a residential building with 363 apartments and street-level shops, structured parking and public gathering spaces. University of Utah Health has also confirmed a medical campus there. The first Phase 1 buildings are expected to open in 2028, with Convergence Point following in 2029.
| Milestone | What it means |
| 2018 | Legislature creates the state land authority to oversee the former prison site |
| Dec. 2024 | Infrastructure work begins, including the Porter Rockwell Boulevard expansion |
| June 2026 | Phase 1 groundbreaking: Promenade, event center, apartments and retail |
| Oct. 2026 | Convergence Point groundbreaking |
| 2028 | First Phase 1 buildings and public spaces expected to open |
| 2029 | Convergence Point expected to open |
What This Could Mean for Draper Real Estate
Nobody can promise what any single project will do to home values, but projects like this tend to shape where people want to live. Here is what I'm watching as an agent who works in Draper every day:
- More reasons to live nearby. A research and startup campus, a hospital campus, an event center and a walkable downtown all bring jobs and daily destinations to the south end of the valley instead of up in Salt Lake City.
- Shorter commutes for a lot of people. The Point sits right at the border of Salt Lake and Utah counties, so it works for people living in Draper, Sandy, Riverton, Herriman, Lehi and beyond.
- A longer runway than most projects. With openings scheduled into 2028 and 2029 and hundreds of acres still to come, this is a story that will play out over many years, not months.
- Timing matters. If you are thinking about buying or selling in Draper over the next few years, it is worth understanding how these milestones line up with your own plans.
The Bottom Line
Convergence Point adds a statewide education and innovation anchor to what was already the largest redevelopment project Utah has taken on. Between the new downtown, the event center, the University of Utah Health campus and now this innovation hub, The Point is quickly becoming a real destination, and Draper sits right in the middle of it.
I will keep posting updates as construction moves forward.
Curious how The Point could affect your home or your next move?
I help buyers and sellers across Draper, Sandy, Riverton, Herriman and the rest of the south valley make smart, well-timed decisions. Let's talk about what these changes mean for you.
